One St John’s Wood, NW8
98 apartments overlooking Lord’s Cricket Ground, completed in 2022. Designed by Squire and Partners, the development reimagines the feel of a five-star hotel, with a 20-metre swimming pool, spa, sauna, steam room, private dining room, cinema and 24-hour concierge. It won five industry awards, including Best Luxury Home at the Evening Standard New Homes Awards 2023 and Best Residential Development in London at the International Property Awards 2023
The Haydon, City of London
87 homes in the City of London, completed in 2024. The Haydon includes a gym with a spa pool, a yoga room and fitness studio, a private cinema, an outdoor terrace, landscaped gardens and a concierge. It won Best Residential Development in London at the International Property Awards 2024 and was highly commended at the Evening Standard New Homes Awards 2024.
Workspace: Shoreditch Exchange, The Laundry Studios and The Clarendon Works Alongside homes, Arada London has delivered three significant commercial schemes. Fulton & Fifth, Wembley Park Over 800 apartments in Wembley Park, with prices starting from £412,500. The site was formerly the headquarters of Euro Car Parts, and sits next to the wider Wembley Park regeneration, close to Wembley Stadium and OVO Arena Wembley. Planning was approved in 2021 for 876 homes across five buildings, Brookline, Parkside and Elmhurst, alongside retail, commercial and light industrial space. Landscaping includes wildflower planting chosen to attract pollinators and support local wildlife in the area. The homes are private for sale one, two and three bedroom apartments, delivered alongside affordable homes as part of a genuine mixed community. 100 Avenue Road, Swiss Cottage 172 private apartments in Swiss Cottage, NW3, currently under construction, with works having commenced in Spring 2026. The development sits directly above Swiss Cottage Underground station and includes a swimming pool and spa, golf simulator, gym, reformer pilates studio, residents lounge and 24-hour concierge. Homes range from Manhattan studios to three-bedroom apartments.
100 Chalk Farm Road, Camden 264 purpose-built student accommodation beds and 30 affordable homes alongside nearly 11,000 sq ft of commercial space beside the Grade II* listed Roundhouse. Designed with DSDHA, the scheme features four drum-shaped elements that reference the area’s history. Under construction since early 2025, due to complete spring 2028.
Jamestown Road, Camden 178 student beds, 27 affordable homes and 3,500 sq ft of commercial space in Camden Town, designed by Morris and Company to wrap around a historic 19th-century pub. Planning was secured in July 2025 and the scheme is under construction, targeting completion in February 2028. It is targeting BREEAM Outstanding, WiredScore Platinum and WELL Platinum.
What is in Arada London’s pipeline?
Thameside West, Royal Docks Arada acquired an 80% stake in November 2025. The 47-acre site opposite The O2 has the potential to deliver more than 5,000 homes, alongside a new DLR station in partnership with Transport for London and a significant new park. A revised planning application for the first stage of around 1,500 homes is expected in 2026, with construction anticipated from 2028.
Great North Leisure Park, North Finchley More than 1,500 mixed-tenure homes alongside a new Finchley Leisure Centre with swimming pools, a gym and an outdoor lido, plus commercial space and new public areas. The Mayor of London granted planning permission in 2026.
Devonshire Place, Southwark 941 purpose-built student accommodation beds and 200 affordable homes on Old Kent Road, opposite the proposed new Bakerloo Line station, delivered in partnership with Shaw Corporation. How does Arada London deliver its developments?
Arada London handles every stage of a development in-house. Its own land, planning and stakeholder teams identify and unlock sites and work with bodies such as the Greater London Authority and Transport for London. Its construction division engages early in the design process, which removes the main contractor procurement stage and gives the business direct control over quality, cost and programme. How sustainable are Arada London’s developments?
Arada London builds towards net zero and has a record of using lower carbon construction methods. Dalston Works, completed in 2017, was the largest cross-laminated timber building in the world by volume at the time, with roughly half the embodied carbon of an equivalent concrete frame. At Fulton & Fifth, an offsite integrated façade system was constructed alongside the concrete frame, reducing embodied carbon by more than 30% in kgCO2e per square metre compared with traditional construction, while cutting site deliveries and construction time.
Planting is treated as part of the design rather than an afterthought. At Fulton & Fifth, this includes wildflower planting and native species chosen to attract bees and support local wildlife in this part of Wembley Park.
What does Arada London do for the local community?
Arada London runs an Academies programme that provides construction training and employment routes for military veterans and people from underrepresented backgrounds. Delivered in partnership with the charity Building Heroes, each Academy trains around 80 people a year, and learners graduate with a Level 1 Diploma in construction skills, a health and safety award and a CSCS card. The programme generates around £2.5 million of social value per Academy each year, measured against the National TOMs framework, and won the Social Impact Award at the EG Awards 2024.
