Secure with 5%

Reserve your apartment with a £2,500 fee, which is deducted from your 5% deposit. Pay the remainder and exchange contracts within 28 days. Your home is legally secured.

Move in and build

Live in your apartment on a 12-month licence to occupy. Each monthly payment builds the second 5% of your deposit. These are not rent payments. They are payments towards your 10% deposit.

Complete with 10%

Your mortgage is arranged while you live there. When your 12th payment completes, you have secured your second 5% deposit. At completion the 10% deposit that has been paid and accumulated over the last 12 months will be deducted from your final completion statement. You own your home with a 10% equity position.

The full journey, month by month

  • 1 · Reservation

    You pay a £2,500 reservation fee when your offer is accepted, subject to an enhanced financial qualification check with a mortgage broker to confirm you are on track to be mortgage-ready within 12 months.

  • 2 · Exchange

    You pay your 5% deposit, minus the reservation fee, and exchange contracts within 28 days of reservation. This is your legal commitment to purchase.

  • 3 · Move in

    You move into your apartment on a 12-month licence to occupy. You cover standard occupancy costs: utilities, council tax and TV licence.

  • 4 · Monthly contributions

    Each month you make a payment that builds the second 5% of the purchase price over 12 months. These accumulate toward your deposit and are deducted from your final completion statement.

  • 5 · Secure your mortgage

    Around months 6 to 9, while living in your home, you apply for your mortgage. This gives you plenty of time to choose a suitable lender and put the right deal in place ahead of completion.

  • 6 · Completion

    When your 12th payment completes, the accumulated second 5% is added to your original 5% and is deducted from your final completion statement. You then have 28 days to complete the purchase. You come out with 10% equity and the keys to your home.

Who is eligible for Home Step?

Home Step is for first-time buyers who have the income to own but need more time to build the deposit. It is not a workaround for buyers who cannot afford the property. To be eligible you must:

  • Be a first-time buyer
  • Intend to occupy the property as your primary residence
  • Pass an enhanced financial qualification with a mortgage broker before acceptance

The qualification confirms you are on track to be mortgage-ready within 12 months. The application process is thorough because the scheme is structured to set you up for a successful completion.

Are the monthly payments rent?

No. Each monthly payment builds the second 5% of your deposit. The payments accumulate over 12 months and are deducted from your final completion statement. You are building your own equity.

How much is the reservation fee and where does it go?

The reservation fee is £2,500, paid when your offer is accepted. It is not an extra cost. It is deducted from your 5% deposit when you exchange contracts within 28 days of reservation.

What costs am I responsible for during the first year?

During the licence year you cover standard occupancy costs, the same costs you would have living anywhere:

  • Utilities: electricity, gas, water
  • Council tax
  • TV licence

These are not additional scheme fees and there is no service charge.

What other costs should I plan for?

Beyond your deposit and monthly contributions, the standard costs of buying a property apply, just as they would with any purchase:

  • Legal fees for your conveyancing solicitor
  • Stamp duty, where applicable. First-time buyer relief may reduce or remove this depending on the purchase price
  • Mortgage arrangement and valuation fees, depending on your lender and product

Your solicitor and mortgage broker will confirm your exact figures. Independent legal and mortgage advice is recommended.

When do I apply for my mortgage?

Around months 6 to 9, while you are living in the home. This gives you plenty of time to choose a suitable lender and put the right deal in place ahead of completion. Your record of consistent monthly payments also demonstrates payment discipline and affordability, which strengthens your application.

What happens at the end of the 12 months?

When your 12th payment completes, the accumulated second 5% is added to your original 5% and is deducted from your final completion statement. You then have 28 days to complete the purchase. You come out with a full 10% equity position and the keys to your home.

Can I build more than 10%?

Yes. A 10% equity position already puts you in a significantly stronger mortgage position than a 5% buyer. If you are able to stretch your contributions further and reach 15% equity, the mortgage rates available to you improve again.

What is a licence to occupy?

It is the agreement that lets you live in your apartment for the 12 months between exchange and completion. You have already exchanged contracts, so the home is legally secured for you while you build the second 5% and arrange your mortgage.

Which apartments are available through Home Step?
